For millions of Australian mortgage holders, the offset account has become one of the most trusted tools in the household budget. Park your savings alongside your loan, the theory goes, and the balance quietly chips away at the interest you owe without you having to lift a finger. It is a quintessentially Australian arrangement, marketed heavily by the big banks and treated by borrowers as a set-and-forget safeguard against rising rates. The trouble, as a recent regulatory review made plain, is that the machinery behind these accounts does not always work the way customers assume.

Into that gap has stepped Bheja.ai, a Sydney fintech that has released a free offset account checker aimed squarely at borrowers who suspect their bank may not be crediting them correctly. The launch, reported by EIN News, positions the company as a consumer-facing check on the same problem regulators have been circling: mortgage offset benefits that go missing, sometimes for years, without the customer ever noticing.

The context: a regulator’s warning

The timing is not accidental. Bheja.ai’s tool follows an ASIC report that examined how the country’s largest lenders administer offset accounts and other promised benefits, and found failures serious enough to warrant customer remediation. The corporate regulator’s review pointed to a pattern in which the systems that link an offset balance to a loan can break down, leaving borrowers paying more interest than they should. In some cases the errors ran quietly for extended periods, compounding the cost to households already stretched by a long run of high rates.

What makes the finding uncomfortable for the sector is that offset accounts are not a niche product. They are bundled into a large share of variable-rate mortgages and sold on the promise of simplicity. When the plumbing behind that promise fails, the customer is rarely in a position to spot it, because the calculation happens inside the bank’s systems and surfaces only as a slightly larger interest charge on a statement most people scan rather than audit. That asymmetry, between what the bank can see and what the borrower can verify, is precisely the space Bheja.ai is trying to occupy.

The news: what Bheja.ai has built

The company’s offset account checker is free to use and leans on the kind of automated analysis that has become the default pitch for Australian fintechs. Rather than asking a borrower to trawl through amortisation schedules or ring a call centre, the tool is designed to take the details of a loan and its linked offset balance and flag whether the interest reduction appears to be applied correctly. In effect, it hands the customer a rough version of the audit the regulator has just performed on the banks themselves.

For a young fintech, releasing a free tool is as much a marketing decision as a public-interest one. A checker that costs nothing to use is a low-friction way to build a database of interested borrowers, establish credibility on a topic dominating personal-finance conversation, and open a conversation about paid products further down the track. None of that diminishes the utility for a household that discovers its offset has been misfiring, but it is worth naming plainly: consumer-protection tools and customer-acquisition tools are not mutually exclusive, and in the fintech playbook they are often the same product.

Two ways to read it

Supporters of this kind of intervention would argue that independent verification is exactly what a market with concentrated banking power needs. When four institutions dominate the mortgage book and their internal systems are the sole arbiter of whether a benefit has been delivered, a free third-party check tilts the balance, however modestly, back toward the customer. On this view Bheja.ai is doing useful work that regulators, with finite resources and a whole sector to police, cannot do at the level of the individual loan.

The more cautious reading is that a tool is only as good as the data and assumptions behind it. An offset calculation depends on the specifics of a loan product, the way daily interest is accrued, redraw arrangements and the precise terms a customer signed. A checker that gets those inputs slightly wrong could just as easily generate false alarms, sending anxious borrowers to their banks over discrepancies that turn out to be rounding or misunderstanding. Consumers should treat the output as a prompt to ask questions, not as a definitive verdict, and any responsible fintech operating in this space will need to be transparent about the limits of what its model can actually see.

The Australian stakes

This is a distinctly local story, and the stakes are national. Australia’s mortgage market is one of the most heavily indebted in the developed world, household balance sheets are tightly wound around property, and the offset account is woven through both. A systemic error in how those accounts are administered is not a rounding problem in aggregate; across a loan book measured in the trillions, small per-customer failures add up to real money owed back to real households. The ASIC review has effectively put the industry on notice that the regulator is now looking closely at whether promised benefits are being delivered, not just promised.

It also lands in a moment when Australian financial regulators are increasingly attentive to the intersection of banking and technology. The same automation that lets a fintech build a free checker in the first place is the automation that, inside the banks, produced the errors to begin with. That symmetry should sharpen the policy conversation: the answer to systems that fail quietly is better systems and better oversight, not simply more third-party tools bolted on afterwards to catch the mistakes. For a government that has made productivity and trustworthy AI central themes, a homegrown fintech turning a regulatory finding into a consumer service is a neat illustration of the upside, provided the tool itself is held to a standard.

What’s next

The immediate question is uptake. A free checker only matters if borrowers use it, and if enough of them do, the aggregate picture of how widespread offset errors really are could sharpen considerably. Expect the banks to respond, both by scrutinising their own remediation programs and by watching whether independent tools start generating a wave of customer queries. For Bheja.ai, the challenge is credibility: a consumer-protection product lives or dies on accuracy, and a single high-profile false positive would undo the goodwill the launch is designed to build.

The broader thread to watch is whether ASIC’s findings translate into tougher expectations for how offset accounts are designed, monitored and audited across the sector. If they do, tools like this one may end up looking less like a clever fintech launch and more like an early sign of a market recalibrating around the simple idea that a benefit sold to a customer should actually reach them.
