AirTrunk lands $4.25b green loan for Western Sydney data centre

Australia’s data centre boom has a new benchmark, and it is a big one. AirTrunk, the Sydney-born hyperscale operator now owned by private equity giant Blackstone, has secured a green loan worth $4.25 billion to fund the build-out of a major data centre campus in Western Sydney. The financing ranks among the largest sustainability-linked debt packages ever arranged for an Australian infrastructure project, and it lands at a moment when the hunger for artificial intelligence computing is rewriting the rules of how, and where, the country builds its digital backbone.

The deal was reported by Capital Brief, which detailed how the loan has been structured against sustainability targets rather than a conventional corporate facility. Green loans tie the cost of borrowing to measurable environmental commitments, so the operator effectively pays a penalty if it misses agreed benchmarks on things like renewable energy use, water efficiency and carbon intensity. For a sector that has become one of the fastest-growing consumers of electricity in the national grid, that structure is as much a statement of intent as it is a financing tool.

Why Western Sydney, and why now

AirTrunk built its reputation on scale. Founded in 2015 by Robin Khuda, the company carved out a position as the Asia-Pacific’s go-to operator for hyperscale facilities, the enormous warehouse-sized sites that house the servers of cloud providers and, increasingly, the clusters of specialised chips that train and run AI models. Blackstone led a consortium that acquired the business in 2024 in a deal valued at roughly $24 billion, one of the biggest technology transactions in Australian history, and the new owners have made clear they see AI-driven demand as the engine of the next decade of growth.

Western Sydney has become the natural home for that growth. The region offers available industrial land, proximity to transmission infrastructure and a planned data centre corridor that state and local authorities have been actively courting. The new campus adds to AirTrunk’s existing cluster of Sydney facilities and is designed to accommodate the dense, power-hungry racks that modern AI workloads require. Where a traditional data centre hall might draw a handful of kilowatts per rack, AI training clusters can demand many times that, which forces operators to rethink cooling, power delivery and water use from the ground up.

The case for the deal

Supporters of projects like this argue they are exactly what Australia needs if it wants to be more than a passive consumer of overseas AI services. Sovereign compute capacity, the ability to store and process data onshore under Australian law, has become a recurring theme in both government and industry circles, and large domestic campuses are a precondition for it. Every bank, hospital, government department and start-up that wants to run sensitive workloads locally depends on someone building the physical capacity first.

The green framing also matters. By linking the financing to environmental performance, AirTrunk is signalling that it intends to power the campus with a growing share of renewable energy and to hold itself accountable through the loan terms. Lenders, for their part, get exposure to one of the most sought-after asset classes in the market while meeting their own climate reporting obligations. It is a neat alignment of commercial and environmental incentives, at least on paper.

The case for caution

Not everyone is convinced the maths adds up for the broader community. Data centres are extraordinarily thirsty for both electricity and water, and the AI wave has sharpened concerns about whether the grid can keep pace. The Australian Energy Market Operator has repeatedly flagged that surging data centre load is one of the hardest variables to forecast in its planning, and critics worry that a rush of mega-campuses could compete with households and other industries for clean power during a tight transition away from coal.

There is also a healthy scepticism about green labels. Sustainability-linked loans are only as meaningful as the targets written into them, and consumer and environmental advocates have warned that loosely defined benchmarks can let borrowers claim credit for progress they would have made anyway. The real test will be whether AirTrunk’s targets are ambitious, independently verified and backed by genuine additional renewable generation rather than paper offsets. Until the detail is public, the green credentials remain a promise to be judged later.

What it means for Australia

For Australia, the $4.25 billion commitment is a vivid illustration of how the global AI race is landing on local soil. The country has positioned itself as an attractive base for hyperscale infrastructure thanks to political stability, strong connectivity to Asia and a relatively clean energy trajectory, and deals of this size confirm that international capital is willing to back that story. That is good news for construction jobs, for the engineering and operations roles the sector creates, and for the ambition of keeping more of the AI value chain onshore.

But it also hands policymakers a sharper version of a question they have been circling for a while. If Western Sydney and other corridors become magnets for ever-larger campuses, governments will need clear rules on energy sourcing, water use, grid connection priorities and community benefit. New South Wales and the Commonwealth have both spoken about wanting Australia to set the terms of its AI future rather than simply absorb the consequences, and infrastructure of this scale is where those words meet concrete and copper. The way the green conditions on loans like this are enforced could become a template, or a cautionary tale, for the dozens of projects lining up behind it.

What is next

Attention now turns to delivery. The loan funds the build, but the campus still has to be constructed, connected and filled with the kind of high-density AI tenancy that justifies the investment. Expect close scrutiny of how quickly AirTrunk can secure firm renewable supply for the site, and of whether the sustainability targets baked into the facility are disclosed in enough detail to be credible. With Blackstone signalling aggressive expansion across the region and rivals racing to lock in land and power, this is unlikely to be the last multi-billion-dollar data centre financing Australia sees this cycle. The green loan may prove to be less a one-off and more the opening move in a much larger contest for the infrastructure that will underpin the nation’s AI economy.
